Napili, Maui: The Coconut Chronicles

The community of Napili is situated on a beautiful stretch of coastline in West Maui. The area's quiet setting and mixture of beautiful beaches and secluded bays make it a popular choice with both residents and visitors alike. With a variety of homes and condos in the area, there are a number of different housing options. The demand for the area means a relative dearth of affordable options.

Napili Beaches
Napili Bay has been identified as one of the most beautiful beaches on island. Recessed deeply within a bay, the area is well sheltered from afternoon trade winds. The steep shoreline also makes it a popular spot for boogie boarding. The sandy bottom is easy on your toes. While Napili Bay is the most notable of the beaches. the many nooks in the coastline mean there are other small beaches to find and explore. The protected bays in the area invite you to grab your mask and fins and snorkel with the local marine life. Of course you are also a short drive to the beautiful beaches of Kapalua and Napili Beach. Honolua Bay and its world class surfing and snorkeling are also close to Napili.

Napili Activities
One of Napili's biggest draws is its quiet nature. There are no high rise condos and no major resorts. It is just a series of quiet neighborhoods and quaint low rise condominiums. However, you are a very short drive from some of Maui's more bustling locales. Lahaina town and the shops of Front Street are ten to fifteen minutes away. The shopping, dining and golf of Napili are only ten minutes or less away. Kapalua's fine dining, resort amenities and golf are five minutes or less.

Napili Condos for Sale
There are a number of condos in the Napili area of West Maui. They range from small complexes geared toward residents and owner occupants to more upscale oceanfront and beachfront vacation rental condos tucked along Napili's beautiful coastline. The popularity of some of the complexes in Napili often translates into low turnover. Some complexes will go a year or more without a unit going on the market. These are just some of the condo complexes. I have omitted some of the complexes like Hale Napili which have not had a unit sold in over 5 years.

Alaeloa
Alaeloa is a small complex with 42 individual cottages and 7 duplexes spread over 13.57 acres. Most of the cottages are sizable 2 bedrooms with 5 3 bedroom units available. Located on the ocean, it includes amenities such as a security gate, pool, barbecue area, recreation area, and covered parking. This is a leasehold property with lease expiration scheduled for 2024. Recent sales in the complex have ranged from $500,000 to $1,100,000 for a front row, oceanfront unit. Vacation Rentals are permitted at Alaeloa.

Honokeana Cove
Honokeana Cove is a small 38 unit complex located on the ocean. This fee simple complex has four buildings spread over 1.365 acres. There is a mix of one bedroom and 2 bedroom floor plans. Amenities include a pool and recreation area. One of the one bedroom units in the complex sold this year for $600,000. Vacation rentals are permitted.

Kipa Village
Kipa Village is another quaint complex with 21 apartments spread over 8 separate 2 story buildings. This fee simple complex is situated on just over 1.37 acres. The complex features bigger apartments with a variety of 2 and 3 bedroom floor plans and even two 4 bedroom units. This complex is geared towards owner occupants with vacation rentals prohibited. Two three bedroom units sold this year at $555,000 and $585,000 respectively.

Napili Bay
Napili Bay is an oceanfront complex with 34 apartments spread over two buildings on just less than an acre. The apartments are all 366 square foot studios. Amenities include barbecue area and cable. The last transaction that occurred at Napili Bay was in January of 2004. That unit sold for $285,000. Napili Bay is a popular vacation rental complex. There is a currently one unit listed at Napili Bay for $575,000.

Napili Gardens
Napili Garden is a small complex with 16 two story town homes. These are larger 3 bedroom/ 2.5 bath homes with over 1,431 square feet of living space and garages. Recent sales in the complex have been for $580,000 and $670,000 respectively.

Napili Point
Napili Point is a larger oceanfront complex with 115 apartments spread over ten buildings on just over 5.3 acres. Floor plans include a variety of 1 and 2 bedroom units. This is a leasehold complex with a lease expiration date of 2046. Despite the larger size of the complex, there have still only been two sales in the last year. A one bedroom model sold for $500,000 and a two bedroom model sold for $800,000. Vacation rentals are permitted.

Napili Ridge
Napili Ridge consists of 132 total apartments in eleven two story buildings situated on 3.65 acres. It is a mix of studio and one bedroom floor plans. Amenities include a pool and recreation areas. This is a leasehold complex with an expiration date of 2049. Recent sales of studios have ranged between $150,000 and $180,000. One bedrooms have sold between $171,000 and $249,000.

Napili Shores Resort
Napili Shores Resort consists of 152 apartments spread over nine buildings on 6.3 acres. This oceanfront complex has both studio and one bedroom floor plans. Amenities include pool, spa, barbecue area, shuffleboard, convenience store and a restaurant. There have been two sales in the last year. A 1 bedroom unit sold for $488,500 and a studio sold for $450,000. Vacation rentals are permitted.

Napili Villas
Napili Villas is the newest complex in the Napili area. It was constructed in 2002. There are 184 units spread over 26 buildings on 12 acres. Floor plans are a mix of three and two bedroom models. This complex is geared towards owner occupants. Unlike other complexes in Napili, this complex has had a fair amount of sales activity. Over the last six months, two bedroom units have sold in the low to mid $500,000 range while three bedrooms have sold in the mid $500,000 range to low $600,000 range.

Napilihau Villages
Napilihau Villages is another relatively new complex geared towards owner occupants. There are 76 units in the complex spread over 9 buildings on 3.85 acres. The complex has 6 different 2 bedroom floor plans. Over the last six months, recent sales have ranged between $415,000 and $435,000.

Napili Homes for Sale
Napili's charms make it a great place for those looking for a home on the West Side of Maui. Housing in the area is fairly diverse ranging from modest homes priced in the $500s and $600s in NapiliHau to some of Maui's most spectacular oceanfront estates. Taste of the Tropics

Oven Kalua Pork
Ingredients:
3 lb pork butt
2 cups water
1 teaspoon liquid smoke
1/4 cup Hawaiian Salt (or rock salt)
Procedure
Place pork fat side up in a roasting pan or deep casserole dish. Combine water and liquid smoke; pour over meat. Sprinkle with salt. Cover and roast in oven at 400 degrees F. for three hours. Remove from pan and shred. Makes six servings.

8TH INTERNATIONAL SHOEBOX SCULPTURE EXHIBITION
November 16 through December 18
This popular traveling exhibit from the University of Hawaii Art Gallery features 145 small sculptures from around the world. Artists are invited to meet the challenge of creating a big impact with sculptures that are no larger than the size of an average shoebox. To create their sculptures, artists have used almost every imaginable medium, including cast metal, carved wood, blown glass, fiber, clay, found objects and even human hair.
The 8th International Shoebox Sculpture Exhibition is organized by the University of Hawaii Art Gallery and supported in part by a grant from the Hawaii State Foundation on Culture and the Arts.
Schaefer International Gallery, open Tuesday – Sunday, 11:00 am – 5:00 pm; also open before Castle Theater shows and during intermissions. FREE Admission.
