Kapalua Real Estate, Maui: The Coconut Chronicles

Kapalua is a beautiful resort community situated on the Northwest coast of Maui. The area offers stunning natural beauty.The foothills of the West Maui Mountains roll towards the sea. There is a patchwork of green with forests, pineapple fields and manicured golf courses. The island of Molokai and its rugged mountains are just across the channe from Kapalual. It makes a stunning back drop to the various shades of blue of the Pacific. With world class golf courses, some of the best beaches in the country and world class amenities, there is little wonder why people from all over the world congregate to this beautiful locale.

Kapalua Beaches
Kapalua gained notoriety for its beaches when Dr. Beach declared that Kapalua was the best beach in America during his inaugural best of list in 1991. It is easy to see why Kapalua Beach made the list. Nestled in the heart of the resort area is a beautiful crescent shaped beach with clear waters and great views looking out towards the island of Molokai. It is a fantastic beach for swimming and snorkeling throughout most of the year. Lava rock on either end of the beach helps shield the beach from bigger waves that come during the winter months. There are a number of other great beaches to play on in Kapalua as well. PT Fleming is a long wide sandy beach with lots of shade available from the Ironwood trees that ring its perimeter. It has great swimming when calm, and good boogie boarding when the waves come up in size. Mokulei'a Bay is another nice spot with a less than flattering alternate name. It is known by many in the area as Slaughterhouse beach. It earned this name when the Kapalua Ranch had a slaughter house overlooking this pretty spot. The beach has good snorkeling and scuba in the summer and good waves in the winter. Honolua Bay is not a great beach for lounging, but it is the best winter surf spot on Maui. This world renowned break is home to the last stop on the Women's professional surfing tour. The Bay is a marine preserve and it has phenomenal snorkeling when the waves are not breaking.

Kapalua Golf
When you ask your average golf fanatic the first word that comes to mind when you say Maui Golf, there is a pretty good chance they will respond Kapalua. Kapalua has three great courses with the internationally renowned Plantation Course tops on the list. This spot is home to the Mercedes Championship. This is the first event of the PGA tour and features all of the previous winners on the circuit. It is a beautiful and challenging course with spectacular views. The Bay Course and the Village course are Kapalua's other courses. They also provide good golf in a beautiful setting. Kapalua Condos
Coconut Grove on Kapalua Bay Coconut Grove is a luxurious gated beachfront complex set on the beautiful waters of Kapalua Bay. Coconut Grove has 36 apartments spread over 9 two story buildings on just over 11 oceanfront acres. There are 4 different spacious three bedroom floor plans. Square footage ranges between 2,280 square feet and 2,638 square feet. All four floor plans have spacious lanais ranging in size between 541 square feet and 1,622 square feet. Coconut Grove offers numerous amenities for owners including pool, Jacuzzi, exercise room, recreation area, clubhouse/ cabana, access to golf and more. Short term rentals are prohibited. Condos in this complex have sold recently in excess of $3,000,000.

Iron Woods
Kapalua Iron Woods is another high end beachfront condominium complex. It has 40 apartments in ten 3 and 2 story buildings on just over 9 acres. The complex has 6 different spacious 2 and 3 bedroom floor plans. The largest units in the complex are almost 2,700 square feet while smaller units are about 1,750 square feet. Amenities include pool, barbecue area, recreation area, tennis courts, club house and more. This complex prohibits vacation rentals. Recent sales have ranged for the high $1,000,000 plus range to the mid $2,000,000 price range.

Kapalua Bay Villa's
Kapalua Bay Villas is a nice beachfront complex with 141 apartments in 27 buildings spread over 16 acres. The complex has 6 different one and two bedroom floor plans. One bedrooms run roughly between 900 and 1000 square feet with the two bedroom models just over 1500 square feet. Amenities include barbecue area, recreation area, club house/cabana, pool, tennis courts, access to golf, shopping and restaurants. This complex permits short term vacation rentals. Recent sales in the complex have ranged from the $800,000s for some of the one bedrooms and up to $2,000,000 for some of the nicer two bedroom units.

Kapalua Golf Villa's
Kapalua Golf Villas is the largest condo complex in the resort with 186 condos in 16 buildings on 16.4 acres. The complex is situated along the beautiful Bay Course. There are five different floor plans. The one bedrooms range between 800 and 900 square feet, and the two bedrooms are around 1350 square feet. Amenities include four pools, golf access, putting green, barbecue areas, recreation areas, tennis, and restaurants and shops. Vacation rentals are permitted. One bedrooms in Kapalua Golf Villas have sold in the 700s and 800s while two bedrooms are generally going in the high 800s.

Ridge at Kapalua
The Ridge at Kapalua is a nice complex located across the street from the ocean. There are 161 apartments in 28 buildings on just over 21.8 acres. There are five different one and two bedroom floor plans. The one bedrooms run in size between 1,125 and 1,178 square feet. The 2 bedrooms are between 1,756 and 1,778 square feet. Amenities at The Ridge at Kapalua include two pools, barbecue areas, party pavilion and a recreation area. Vacation rentals are permitted. Recent sales of one bedrooms have ranged between the $700,000s and low $900,000s. Sales of two bedrooms are less common at the Ridge with the most recent sale in December of 2004 at $1,550,000.

Kapalua Homes

Kapalua Place
Kapalua Place is the most exclusive neighborhoods in West Maui and all of the Island of Maui. The beachfront subdivision consists of only 8 lots ranging in size between acre and 1 1/2 acres. The community is gated offering residences the ultimate in privacy. Residents of Kapalua Place receive reduced rates at the amenities of Kapalua Resort including golf and tennis. There have been two homes sold in the neighborhood this year at $8,000,000 and $8,650,000 respectively.

Pineapple Hill
Pineapple Hill and Pineapple Hill Estates are two luxury communities situated on a hillside with commanding views of the Pacific and the neighboring island of Molokai. The subdivision of Pineapple Hill has 99 home sites. The community has many of the advantages of condominium ownership with community pool, tennis and security. Pineapple Hill Estates consists of 31 roughly half acre lots overlooking the Bay course. It has access to the same amenities as Pineapple Hill. Home sales in these neighborhoods have ranged between $2,050,000 and $4,950,000. Lots in these neighborhoods have been selling between $1,150,000 and $1,550,000.

Plantation Estates
Plantation Estates is a gated subdivision that surrounds the world renowned Plantation Golf Course. Set on the hillside, the neighborhood has commanding views of the neighboring islands and the Pacific and of course the greens and fairways of this spectacular course. Home sites range in size between 2 and 7 acres. Residents get reduced rates at Kapalua's world class golf and tennis facilities. For the golf aficionado, this is a great place to buy or build your dream home. Two homes have sold in this neighborhood over the last year with the price tags of $6,450,000 and $9,470,000 respectively.

Kapalua Land
Honolua Ridge

Honolua Ridge is the newest area to be developed at Kapalua and an extension of the Plantation Estates Neighborhood. Situated on rolling terrain overlooking Honolua Bay and adjacent to the Plantation Course is the beautiful neighborhood featuring large lots ranging between 3 and 30 acres. There are two phases to Honolua Ridge. Phase one includes 25 lots, with all but one of the lots sold. Phase two has an additional 25 lots. Four of these lots have been sold to date. Prices range from $1.8 million all the way up to $6.2 million. In addition to the lots for in Honolua Ridge, there are still a few remaining lots available in Pineapple Hill and other areas of Plantation Estates.

Future Kapalua Development
Kapalua Mauka is the final phase of development planned for the Kapalua Resort. The plan at this time is for an additional 690 residences for this final phase of the development. Negotiations are ongoing between the county and Kapalua's parent company, Maui Land and Pineapple on the future of the resort. Central to the debate are infrastructure and affordable housing. While the popularity of Kapalua Resort shows a pretty clear demand for additional, homes, condos and timeshares; it is also important that the infrastructure is in place to support these changes. As Maui sees average and median home values increase, it is also important that efforts be made to incorporate affordable housing units for Maui residents in the scope of new development projects. Taste of the Tropics

Grilled Ahi with Mango Salsa
4 ahi (tuna) steaks, 8 ounces each and 1-1/2 inches thick
2 tablespoons vegetable oil
Salsa ingredients:
1 green mango, peeled, pitted and roughly chopped
1 small red bell pepper, seeded and sliced into short, thin slices
1 small red onion, sliced into long, thin slices
1/4 cup roughly chopped fresh cilantro
1 medium clove garlic, minced
1 fresh chile, finely chopped
1/4 cup pineapple juice
6 tablespoons fresh lime juice
Salt and freshly ground black pepper to taste.
Combine salsa ingredients to taste. Mix well; refrigerate. Rub tuna with oil and sprinkle with salt and pepper to taste. For medium-rare tuna, grill over medium hot fire about 3 minutes each side. For more well done, check after 5 minutes. Serve tuna with mango salsa. Makes 4 servings.
