Maui Real Estate Market Update

While monthly real estate statistics on Maui tend to fluctuate due to our small market size, looking at Maui Real Estate statistics over months and years can reveal broader trends. Over the last few years, the trend has been markedly upwards. Over the first seven months of 2006, changes in the market are starting to become apparent. July stats have provided the clearest example of changes in our market. In the condo market, we saw a little more than a third of the number of transactions in July of 2006 when compared to July 2005. August saw similar reductions between the same time in 2005. Plain and simple, across the board there are fewer buyers and there is a lot more opportunity. That being said, we are not seeing big drops in pricing. Some segments of the market that were particularly hot in mid to late 2005 have seen prices fall from their peak levels to numbers that are closer to this time last year. However as a whole we are continuing to see appreciation albeit at lower rates. We will continue to monitor the county real estate statistics both in the Newsletter and on our blog.
