The luxury real estate market remains resilient on Maui. The North Shore and Upcountry Areas have been particularly strong with two high sales prices set last week. Our listing at Maunaolu Plantation between Makawao and Paia closed at $2,350,000. This beautiful property included a three bedroom/3.5 bath home, pool, spa and 2 bedroom/2 bath cottage on over 2 ocean view acres. This is the highest sales price in the subdivision to date. While this is nothing to sneeze at, the North Shore saw its highest sales price ever when an oceanfront home in Paia closed for $6,000,000. This spectacular contemporary home had 5 bedrooms and 5.5 baths in a breathtaking setting.

It will be interesting to see what happens with the luxury market over the next couple of months. Last year, we saw a number of luxury homes go into escrow over the last week of the year. This resulted in at least a half dozen sales in excess of $6,000,000 including the highest sales price to date on Maui at $19,200,000 for an oceanfront estate in Makena. Maui’s high end luxury market appears to be going strong. There were three very high end closes on the MLS today including the highest residential sale to date on Maui. The properties were located in the three resort communities of Wailea, Kapalua and Makena respectively. A 6,200 square foot home in the Wailea Highlands subdivision sold for $6,850,000. The home is situated on a just under a half acre in a gated community. It boasts an open floor plan, top quality materials and huge views. The next big sale today was a 7920 square foot ocean front home in Kapalua in the prestigious Kapalua Place Subdivision. This spectacular home closed for $13,940,000. This is the highest priced sale to date in Kapalua. Last but not least, a new high water mark has been set for single family home sales prices in Maui. A 4,868 square foot home on 1.69 oceanfront acres just sold in Makena for $19,200,000.

While the pace of sales in our market has slowed overall, there appears to be pretty good traffic in the ultra high end market. In the past six months, there have been 16 closes over $5,000,000. It will be important to remember the three high end closes today when next month’s real estate statistics come out. Three closes of this dollar value have a pretty good chance of skewing our average sales price.

It has been a few weeks now since the first humpback whale of the season was spotted along the coast of Maui. Within another month or so, whale season will be in full swing. Whale watch tours embark from Ma’alaea and Lahaina in South and West Maui respectively. The North Shore area is less renowned for whale watching. That is more a byproduct of the winter surf conditions than an absence of whales. I would anticipate a lot of green passengers during a north shore whale watch. That being said, they would see a lot of whales. I have seen whales breaching, slapping their tails or gently rolling along the surface from vantages throughout Paia and Haiku. One of the best whale watching experiences was at our beautiful listing the Pali Makai Estate.
