Kihei, South Maui

Kihei gets more sun and less rain than most of Maui

Most off-island buyers start their Kihei search with the same question. What’s the weather actually like? Here’s what we tell them before they weigh it against a wetter, windier part of the island.

~10 in

About 10 inches of rain a year, among the lowest on the island

280+ days

Sunny days a year on Kihei’s leeward coast

Rain shadow

The West Maui Mountains block the rain, so Kihei stays dry

What living in Kihei actually looks like

A lone palm tree silhouetted against a vibrant sunset over the ocean, with hues of orange, pink, and blue in the sky and a small island visible in the distance.
Beaches

Kihei is a true beach town

You’re never far from sand in Kihei. Sugar Beach and Keawakapu suit long walks. The Kamaole parks are better for swimming and snorkeling, and Cove Park is where most people catch their first wave.

A rocky jetty extends into a calm, blue ocean with scattered clouds in the clear sky; two people are swimming near the shore, and a mountainous landscape is visible in the background.
Weather

Kihei's leeward sunshine

Kihei sits on the dry, leeward side of Maui, so it gets a fraction of the rain the windward side sees. Cloud cover usually burns off early. (We’re amateur weather geeks, so rainfall is the first thing we check before recommending a neighborhood.)

Amenities

There's more to do than the beach

Golfers have Maui Nui Golf Club in town, with more courses a few minutes away in Wailea. Restaurants and food trucks run the length of Kihei, and the Triangle holds most of South Maui’s nightlife. Cove Park adds a skate park and beach volleyball.

A residential neighborhood with houses featuring red and gray roofs, surrounded by lush greenery and palm trees, overlooking the ocean and distant mountains under a dramatic cloudy sky with sun rays breaking through.
Homes

From starter homes to beachfront estates

Central and North Kihei hold most of the entry-level homes. Prices climb toward Wailea, where Halama Street and Keawakapu bring oceanfront estates. Our cost of living guide and neighborhood guide cover the tradeoffs.

Frequently Asked Questions About Kihei

Is Kihei a good place to live year-round, or mostly a vacation spot?

Both, and that mix is part of why it works. Kihei has a year-round community with grocery stores, schools, and medical offices, plus seasonal residents. Most of South Maui’s everyday housing sits here, so it’s a practical place to live full time.

Kihei is one of the drier, sunnier parts of Maui. It sits on the leeward South Shore, in the rain shadow of the West Maui Mountains, so it averages about 10 inches of rain a year. The windward side stays much wetter.

The Kamaole parks, Kam I, II, and III, are the local favorites for swimming and snorkeling, with sandy entries and lifeguards. Keawakapu is a long, calm stretch for an early swim. Cove Park is where most beginners learn to surf.

Kihei covers condos, entry-level single-family homes in Central and North Kihei, and oceanfront homes near Halama Street and Keawakapu. As a rule of thumb, prices rise the closer you get to Wailea. If you’re weighing a condo for rental income, start with our guide to Kihei’s short-term rental restrictions.

Kihei runs along South Maui’s coast, a short drive from Wailea and about 30 to 40 minutes from Kahului Airport and the main hospital. Its central spot makes it an easy base for getting around the island.

Tell us what you’re after and your timeline. Plenty of our clients research for a year or more before they buy, and that’s normal here. We’ll set up listing alerts and walk you through neighborhoods by sun and budget, with Pete (RS-68441) and Billy (RB-19015), who’ve worked this market since 2000.
