Kihei is a true beach town

You’re never far from sand in Kihei. Sugar Beach and Keawakapu suit long walks. The Kamaole parks are great for swimming and snorkeling, and Cove Park is the spot for small beginner friendly surf.

Kihei sits on the dry, leeward side of Maui, so it gets a fraction of the rain the windward side sees. Days tend to be sunny while trade winds blow North to South through much of the year to keep it from feeling too hot.

Golfers have Maui Nui Golf Club in town, with more courses a few minutes away in Wailea. Restaurants and food trucks run the length of Kihei, and the Triangle holds most of South Maui’s nightlife. Cove Park adds a skate park and beach volleyball.

Is Kihei a good place to live year-round, or mostly a vacation spot?

  1. Kihei is not just a vacation spot. It is a popular place to call home for year-round residents. The sunny weather and beautiful beaches hold the same appeal to year-round residents. The community also has golf, a good aquatic center, and a big selection of restaurants and food trucks. There are two bigger grocery stores and a smaller health food store. Kaiser, one of the island’s main health care providers, also has an office in Kihei. Big box stores, county offices, and more medical facilities are 15-30 minutes away in Central Maui.

No. Single-family homes are generally not allowed to be used as short-term rentals. The exception is if you have hotel zoning or a special use permit. Those permits are not transferable, and hotel-zoned homes are extremely rare. If you really want to short-term rent, a Kihei condo is a better choice. That said, you will still need to check zoning, particularly after Bill 9 passed

Kihei has two public elementary schools, Kihei Elementary and Kamali’i Elementary School. The Kihei public middle school is Lokelani Intermediate School. Kihei is also home to the island’s newest public High School, Kulanihako’i High School. In addition to the above, there are two K-12 charter schools: Kihei Charter School and Hawaii Technology Academy. There are also a number of private preschools in Kihei. 

Kihei Ocean and Beachfront homes sell for a premium. The combination of large lots and a stunning backyard beach makes the homes along Keawakapu among the island’s most expensive. Oceanfront homes on Halama Street can also be quite expensive. Off the water, home prices tend to be higher in South Kihei, closer to Wailea.

  1. Most lots in Kihei tend to be smaller, between 5,000 and 15,000 square feet. Keawakapu Beachfront homes are on some of the biggest lots in Kihei, with most ranging between .5 and .75 acres. Although technically not Kihei on our local MLS, the Maui Meadows neighborhood is an area with half-acre lots and a small number of two-acre parcels. The neighborhood, located just above Wailea, can have big views to go with the increased land.

Typically, you will find lower-priced options in Central Kihei and North Kihei. If single-family prices are out of reach, there are quite a few Kihei Condos for Sale geared towards owner occupants that are priced considerably lower than most homes.
