Wailea Condos by Vacation Rental Status

Vacation Rental Friendly

These Wailea buildings are all zoned hotel resort and are allowed to rent short-term. Wailea Point currently allows rentals of one month or longer, but the short-term rental situation is dynamic. Contact us to discuss if that is a condo development of interest. Typically, Wailea condos do not generate big cash-on-cash returns, but rental income can help owners cover some of the costs of ownership.

Minatoya Condos

The county of Maui currently permits selected apartment-zoned condominiums to legally vacation rent. In December 2025, Bill 9 was signed into law. The new law would phase out short-term rentals in apartment-zoned condos in Wailea by January 1, 2031. The law is facing legal challenges. The Maui County Planning Commission is also scheduled to consider the creation of H3 and H4 zoning. This potentially would allow some of the impacted condos to continue to allow short-term rentals.

Prohibit Vacation Rentals

These Wailea condos are not zoned to allow vacation rentals. They can be used as either a primary residence, exclusively used as a second home, or rented long-term for six or more months at a time.

Makena Condos

Makena is located just to the South of Wailea. It has the same stunning natural beauty with gorgeous beaches and clear blue waters, but smaller crowds. Makena Surf and Polo Beach both allow short-term rentals, while Na Hale O Makena prohibits them.

Frequently Asked Questions About Wailea Condos

What's the difference between Wailea and Makena condos?

Wailea is the resort core, with golf, beaches, and most of the condo inventory. Makena sits just south and feels quieter and more secluded. We can show you both and explain how each area lives day to day.

Several buildings sit right above Wailea’s beaches or a short walk away. Others trade beachfront for golf views or a quieter inland setting. Tell us your priorities and we’ll match buildings to them.

It depends entirely on the building. Some Wailea condos carry Minatoya rental status while others are residential only, and county rules are changing. We confirm a building’s current standing with you before you make an offer.

It varies by building. Many include pools, on-site parking, and shared lanai or barbecue areas, and some resort communities add concierge or beach service. We’ll walk you through what each building covers.

Plenty of owners live in Wailea full time. You get steady sun, easy beach access, and the Shops at Wailea for groceries and dining nearby. It suits full-time residents and second-home owners alike.

Tell us how you’d use a place and your timeline. We’ll set up listing alerts, talk through rental rules and HOA structure, and line up showings. Read our Minatoya and Bill 9 breakdown if rental income is part of your plan.
