These Kihei buildings are zoned hotel. That zoning permits short-term rentals, and they were not impacted by the recent passing of Bill 9. If you want to vacation-rent the condo that you purchase, these are some of your safest bets. These are not the only hotel zoned condos in Kihei, just some of our favorites.
Bill 9 Condos
The county of Maui currently permits selected apartment-zoned condominiums to legally vacation rent. In December 2025, Bill 9 was signed into law. The new law would phase out short-term rentals in apartment-zoned condos in Kihei by January 1, 2031. The county council recently passed Bill 88, which created two new types of hotel zoning. Bill 9 impacted condos can apply for the new zoning. We are keeping close tabs on which condos are currently in the rezoning process.
Prohibit Vacation Rentals
These Kihei condos are set up for residential ownership rather than short-term rental income. They suit buyers after a primary home, a second home, or a long-term hold without the turnover of nightly guests. These condos run the gamut from entry-level housing to more upscale options.

Can I use a Kihei condo as a vacation rental?
You can rent short-term in some Kihei condo developments, but not all. All Kihei condos with hotel zoning are vacation rental friendly. There are also many condos with Apartment zoning that can be legally rented short-term. However, in December 2025, Maui County passed a law that would phase out short-term rentals in Kihei apartment-zoned condos on January 1, 2031. In June 2026, the Maui County Council passed Bill 88, which creates two new types of hotel zoning equivalent to current apartment zoning with one key distinction: you can legally short-term rent. Some of the Kihei condos impacted by Bill 9 are going through the rezoning process with the potential for more to come. Do Kihei Vacation Rental Condos Generate a Lot of Income?
From a pure investment standpoint, Kihei condos are not cash cows. Most recent cap rates on new purchases are in the 2-3.5% range, with higher returns less common. Most buyers see their condo purchases primarily as a use asset, with rental income seen as a means to offset some of the costs of ownership.
What differentiates North Kihei and South Kihei Condos?
South Kihei is the primary hub of Kihei’s tourism. The Kamaole Beach Parks with their sandy beaches and clear waters ideal for swimming and snorkeling are a main reason why. There are also more restaurants and shops in the area. Most of South Kihei’s condos are located across the street from the beach. North Kihei is a little quieter, and the beaches are different. Sugar Beach is a fantastic walking beach. Mai Poina ‘Oe Ia’u Beach Park is South Maui’s spot for wind sports. There is more inventory in North Kihei located on the beach or ocean.
Are there many condo developments in Kihei geared towards full-time residents?
While Kihei has a lot of vacation rentals, it also has the island’s largest number of condos that prohibit short-term rentals. While some of those are used as second homes, they serve as housing for many island residents, both as primary residences and long-term rentals. These condos range from basic apartments to upscale townhomes along the golf course. In addition to its beautiful beaches, Kihei offers amenities and services that appeal to full time residents, and it is a short drive to Central Maui.
Are there Kihei Condos that are good options for first-time home buyers?
With the price of single-family homes particularly high, a Kihei condo can be a more accessible option for those looking for their first property. Communities like Keonekai Villages, Southpointe, Kihei Villages, and Kihei Shores offer lower-priced options. These condo developments have fewer amenities, making them less expensive than condos oriented towards short-term rentals. While the entry price is lower, maintenance fees have risen substantially over the last few years. It is important to budget for maintenance fees and the potential for increases over the long term.
