On October 12th, the Realtors Association of Maui released their Official September 2011 Maui Real Estate Statistics. There was only one additional home sale reported above what I had previously reported in my Unofficial September Stats. That additional sale raised the total number of home sales for the month to 78. The RAM stats also include a little more detail than my unofficial stats with community level statistics and additional historical data for comparisons. As I have mentioned in other “official stats” posts, I like to hone in on one element of RAM’s stats. RAM tracks the current inventory in the executive summary. The premise being that fluctuations in supply can have an influence on pricing. This months stats showed healthy drops in the condo and home inventory with land listings unchanged. While typically this might be a positive trend for price stabilization, this month’s drop may be more of a seasonal effect. The fall is Maui’s slowest season for real estate buyers. Some sellers and their agents may opt to take properties off the market during this relatively quiet period. It will be interesting to see if inventory begins to uptick again as we get closer to visitor season.
