The Realtors Association of Maui has posted their official sales statistics for the month of April. Their numbers mesh with the numbers I posted last week as part of my Unofficial April Maui Real Estate Statistics. The RAM stats are nice in that they provide accompanying historical data and community level granularity. I also enjoy reading RAM executive Terry Tolman’s comments.
Terry has been keeping track on an interesting metric with his monthly updates on inventory. Volume of inventory can have an impact on market conditions as bigger supplies can deflate prices. Earlier this year we saw a rise in inventories. For two months straight, we have seen condo inventory decrease. We also saw home and land inventories decrease this month. It will be interesting to see how this trend holds up as we continue to see more REO or bank owned inventory being released on the market.
