Can You Still Vacation Rent Condos at Maui Ka’anapali Villas?
Maui Ka’anapali Villas is an apartment-zoned development that has been vacation-rented since the 1960s. In December 2025, the Mayor signed a new law that would phase out short-term rentals at apartment-zoned condos like Maui Ka’anapali Villas. However, the Maui Planning Department confirmed that Maui Ka’anapali Villas is exempt from the new ordinance. It is grandfathered under an approved variance that allowed it to operate short-term rentals since the 1960s.
Additionally, Maui Ka’anapali Villas is included in Maui County Council Resolution 26-110. This resolution starts the process for MKV to be rezoned from A2 to H4. While it has not been rezoned yet, and there is a fair amount of politics in the rezoning process, Maui Ka’anapali Villas appear to be well positioned for future rentals.
