Can You Vacation Rent Condos at Ka’anapali Royal?
The property is on the Minatoya List, an ordinance that allows apartment-zoned condos to be used as short-term rentals. The Mayor recently signed Bill 9, a new law that will phase out short-term rentals at Ka’anapali Royal by January 1, 2029.
Buyers should not count on short-term rentals within the development after that date. However, owners at Ka’anapali Royal recently filed a lawsuit challenging the law. Additionally, the Maui County Council is considering companion legislation to Bill 9 that could create H3 and H4 zoning, two new hotel zoning types. Ka’anapali Royal was identified as a candidate for conversion to H3 or H4 zoning, if the new zoning is created.
