Kamaole Sands Overview

  • Kamaole Sands is situated on 15 acres across from Kamaole III Beach Park.
  • There are 10 four-story buildings on the property, totaling 440 units.
  • The bulk of the condos have a one-bedroom, two-bath floor plan. There are also two-bedroom, two-bathroom floor plans and a limited number of three-bedroom floor plans.
  • Location is a significant determinant for values at Kamaole Sands. Units in Building 10, the closest building to the beach, tend to cost the most. The buildings that face the interior courtyard tend to be valued next highest. The least expensive units are in the outer buildings 4, 9, and 8.
  • Kamaole Sands amenities include a pool, a kids’ pool, barbecue areas, and four tennis courts.
  • Kamaole Sands offers an on-site rental program, but many owners also use off-site rental companies or VRBO.

Is Kamaole Sands Impacted by the Bill 9 Law?

The condo development is apartment-zoned, but vacation rentals are currently allowed by county ordinance. However, the County of Maui recently passed a new law that will sunset vacation rentals in the apartment district. As things stand, vacation rentals would be prohibited in Kamaole Sands after December 31, 2030.

The new law is being challenged in the courts. The Maui Planning Commission will also consider creating new H3 and H4 zoning. A four member panel of the Maui County Council recommended creating these new zoning classifications that would mirror A1 and A2 zoning with one key difference: the ability to offer short-term rentals. They also created a list of condos that would be good candidates for the zoning. Kamaole Sands made the list.
