Oceanfront vs. beachfront

Not all shorelines are the same

While all beachfront property is oceanfront, not all oceanfront condos are beachfront. On Maui, oceanfront condos may also back against seawalls, rocky shorelines, a harbor, or up on a small bluff overlooking the ocean. The shoreline is a dynamic place, calm and placid at times, large breaking waves crashing along the rocks or sand at others. That, in turn, can impact ocean access. Rocky shorelines or shores with more wave action may not be as user-friendly if you want a place to swim or snorkel out back. Assessing potential hazards and expenses

The ocean’s dynamism makes it such a beautiful place. However, rising seas, and storm events can impact shorelines. Sometimes, beachfronts shift seasonally depending on wind and waves. Other shorelines may retreat due to longer-term sea level changes or disruptions to natural shoreline cycles from development. While seawalls may give a sense of security, they can be undermined by rising seas or big surf. We assist our oceanfront condo buyers with their due diligence on shoreline hazards so they can make informed decisions on their purchases.

Condo locations

Most Maui Oceanfront Condos for Sale are in South and West Maui

While you can find oceanfront homes for sale along most of Maui’s shoreline, oceanfront condos are confined primarily to South and West Maui. In South Maui, you will find oceanfront options in Ma’alea, Kihei, Wailea, and Makena. It is worth noting that Kihei has more condo options across the street from the ocean than directly on the ocean. In West Maui, there are oceanfront condos from Lahaina to Kapalua. There are just two other condo developments on the water outside those areas. Sugar Cove is direct beachfront in the Spreckelsville area of Maui’s North Shore. Hana Kai overlooks Hana Bay in, you guessed it, Hana.

Vacation Rentals

Not all Maui oceanfront condos can be vacation rented

Many who own Maui oceanfront condos as second homes appreciate the option to offer their condo as a vacation rental when they are off the island. While most oceanfront condos currently allow short-term rentals, some do not. Notably, the county of Maui is considering shrinking the pool of condos allowed to vacation rent. If the ability to rent short-term is an essential part of your purchase strategy, make sure the condo has hotel/resort zoning.
