Maui Eldorado is a Maui classic in the heart of the Ka’anapali Resort. Located along the fairways of the Royal Ka’anapali Resort, this low-rise condo development has been a favorite for owners and their guests since the late 1960s. It is just a five-minute walk to the beach and Whaler’s Village.
Maui Eldorado Overview
- Construction was completed in 1968 and 1969
- Located on 10.2 acres next to the Royal Ka’anapali Golf Course
- There are 204 apartments spread over 12 two-story buildings
- There are a variety of floor plans, including studios, one bedroom/one bathroom, one bedroom/two bathrooms, and two bedroom,/two bathrooms. They range from 660 square feet for the smallest studios to 1,959 square feet for the largest two-bedroom floor plan.
- Development amenities include three pools, barbecue areas, and a fitness center.
- One of the development’s more unique amenities is the resort’s beach cabana. While the development is not directly beachfront, it has a beach cabana where owners and guests can use beach chairs and obtain towels. It is the only private beach cabana in Ka’anapali.

Are Vacation Rentals Allowed at Maui Eldorado?
Yes, they are currently allowed at Maui Eldorado. That said, there is some uncertainty about the future of vacation rentals at the property. Maui Eldorado has apartment zoning. It was one of the Minatoya list properties allowed to offer short-term rentals. In December of 2025, Maui County passed Bill 9, which sunsets short-term rentals in apartment-zoned condos. As things stand, apartment-zoned condos in West Maui must stop offering short-term rentals by December 31, 2029.
However, the Maui County Council recently passed Bill 88. This legislation created two new types of hotel zoning H3 and H4. These new zoning classifications are identical to A1 and A2 with one distinction: the right to offer vacation rentals. Maui Eldorado was identified as a prime candidate for hotel zoning when Bill 9 was being debated. It has always offered vacation rentals, and the West Maui Community Plan designated the land where it is located for hotel/resort use.
After passing Bill 88, the Maui County Council sponsored resolutions that initiated the rezoning process for some condominiums. Resolution 26-111 included Maui Eldorado. While this is all positive news for continued vacation rentals at the development, there are still no guarantees until Maui Eldorado officially completes the rezoning process. What Should You Know About Leasehold Ownership if You are considering Maui Eldorado Condos for Sale?
Here is a link to an in-depth article on Leasehold, but I want to speak more specifically about Leasehold at Maui Eldorado.
- Maui Eldorado’s Monthly lease payments vary based on the size of the condo. They range from roughly $400 a month to over $1,000 a month for two-bedroom condos. These payments are in addition to the mortgage fee.
- The monthly payment will be renegotiated by January 1, 2029. At that point, you can expect the payment to increase.
- The lease is set to expire on 12/31/2043. The lease could be extended, but there are no guarantees.
- The length of the lease means conventional financing is not possible. Most lenders require 20 years or longer for a 15-year mortgage and 35 years or more for a 30-year mortgage.
- The shorter the lease gets, the more challenging resale can become.
With the monthly cost of ownership higher and the lease shorter, why would someone buy a condo at Maui Eldorado? The answer is pretty simple. The upfront purchase price is much lower than what you would pay for a comparable fee simple unit. Maui Eldorado also has a strong appeal because of its feel and location.
