What condo living in Kihei looks like
Steps from the best beaches
Many Kihei condos sit right on the beach or just across the street. The Kamaole parks and Keawakapu in South Kihei are the spots for swimming and snorkeling. Sugar Beach in North Kihei is the longest beach walk on the island.
A prime South Maui location
There’s more than the beach here. Restaurants, a growing food-truck scene, and the island’s busiest nightlife all run through town. Maui Nui Golf Club is in Kihei, with more golf and dining minutes away in Wailea.
Sunny skies over Kihei
Kihei sits in Haleakala’s rain shadow, on the dry, leeward side of Maui. It averages about 10 to 15 inches of rain a year, most of it in winter storms. Days here stay warm with steady trade winds.
More condos to choose from
Kihei has more condo developments than any community on Maui. You’ll find entry-level units, beachfront buildings, large complexes with hundreds of units, and small ones under 20. Not every building allows short-term rentals, so ask us before you commit.

Kihei Condos by Vacation Rental Status
Vacation Rental Friendly
These Kihei buildings have a history of allowing legal short-term rental use, which puts them on the list for buyers weighing rental income. Zoning and county rules are shifting, so we confirm a building’s current standing with you before you write an offer. Talk to us about which ones match your investment goals.
Bill 9 Condos
The county of Maui currently permits selected apartment-zoned condominiums to legally vacation rent. In December 2025, Bill 9 was signed into law. The new law would phase out short-term rentals in apartment-zoned condos in Kihei by January 1, 2031. The law is facing legal challenges. The Maui County Planning Commission is also scheduled to consider the creation of H3 and H4 zoning. This potentially would allow some of the impacted condos to continue to allow short-term rentals.
Prohibit Vacation Rentals
These Kihei condos are set up for residential ownership rather than short-term rental income. They suit buyers after a primary home, a second home, or a long-term hold without the turnover of nightly guests. We’ll walk you through pricing, HOA structure, and how each building lives day to day.
Frequently Asked Questions About Kihei Condos
What's the difference between North Kihei and South Kihei condos?
North Kihei sits closer to Sugar Beach and feels quieter and more residential. South Kihei, around the Kamaole parks and the Triangle, has more restaurants, nightlife, and foot traffic. Both share Kihei’s dry, sunny weather, so it comes down to the pace you want.
Are Kihei condos close to the beach?
Many are. A lot of South Kihei buildings sit across the street from the Kamaole parks or Keawakapu, and North Kihei runs along Sugar Beach. Others sit a short drive uphill, with ocean views rather than beachfront access.
What amenities do Kihei condos usually have?
It varies by building. Pools, on-site parking, and shared barbecue or lanai areas are common, and larger complexes often add tennis or pickleball courts and on-site management. We can walk you through what each building offers.
Can I use a Kihei condo as a vacation rental?
It depends entirely on the building. Some Kihei condos allow short-term rentals and many don’t, and the rules are changing. See our guide to Bill 9 and Kihei’s rental rules, or ask us about a specific building before you buy.
Is a Kihei condo a good fit for full-time living?
Plenty of people live in Kihei year-round. You get grocery stores, schools, medical offices, and an easy drive to central Maui. Some buildings lean full-time resident and others lean visitor, so it’s worth checking the mix before you buy.
How do I start a Kihei condo search from off-island?
Tell us what you’re after and your timeline. We’ll set up listing alerts, talk through buildings by location and budget, and answer straight. Pete (RS-68441) and Billy (RB-19015) have worked this market since 2000.
