Wailea Condos for Sale on Maui's South Shore

Wailea condos for sale range from beachfront towers like Wailea Beach Villas and Wailea Elua to quieter inland complexes like Kai Malu. Each building carries its own rules on vacation rentals, HOA structure, and price. When we moved to Maui, we learned how much the gap between a Minatoya building and a fee-simple complex shapes a buyer’s plan.

Here’s what the numbers tell us. Most Wailea condo buyers are either vacation rental investors weighing Bill 9 and Minatoya exposure, or primary and second-home buyers who want quiet, low-density living. We work with both, and many stay in touch for two to five years before they buy.

Wailea Condos by Vacation Rental Status

Vacation Rental Friendly

These Wailea buildings have a history of allowing legal short-term rental use, which puts them on the list for buyers weighing rental income. Zoning and county rules are shifting, so we confirm a building’s current standing with you before you write an offer. Talk to us about which ones match your investment goals.

Minatoya Condos

The county of Maui currently permits selected apartment-zoned condominiums to legally vacation rent. In December 2025, Bill 9 was signed into law. The new law would phase out short-term rentals in apartment-zoned condos in Wailea by January 1, 2031. The law is facing legal challenges. The Maui County Planning Commission is also scheduled to consider the creation of H3 and H4 zoning. This potentially would allow some of the impacted condos to continue to allow short-term rentals.

Prohibit Vacation Rentals

These Wailea condos are set up for residential ownership rather than short-term rental income. They suit buyers after a primary home, a second home, or a long-term hold without the turnover of nightly guests. We’ll walk you through pricing, HOA structure, and how each building lives day to day.

Makena Condos

These Makena condos sit just south of Wailea, and their rental rules are mixed. Some allow short-term use while others are residential only, so we check each building’s current status before you commit. Tell us how you plan to use a place and we’ll point you to the right fit.
