It’s summer on Maui, meaning warm sunny days, tradewind breezes, and south swells bringing waves to South and West Maui Beaches. The real estate market in June saw pretty good activity compared to both recent months and June 2024 and 2025. Our June 2026 Maui Statistics and Market Update includes insights on what we are seeing in the market, as well as data on inventory, new listings, new pending sales, and sales. Keep reading for all the numbers.

What We Are Seeing In the Market

Maui Single Family Home Market

June was a decent month for home buying activity. New Pending sales were better than last June and better than last month’s numbers. Despite the increased activity, inventory still increased due to a pretty strong month for new listings. Overall, market conditions remain unchanged. Conditions favor buyers overall, and prices are soft. That said, there is variability in market conditions by community and price point.

Maui Condo Market

The condo market saw a strong month for sales and its second consecutive month of improved pending sales. The last two months were the two best months for pending sales since before Bill 9 was proposed in May 2024.

The passage of Bill 88, which created a path for condos impacted by Bill 9 to be rezoned to the new H3/H4 zoning classifications, appears to be a factor in the increased activity. Twenty-two and a half percent of the pending sales in June were located in Bill 9-impacted condo developments that had been previously identified as candidates for the new H3/H4 zoning in the TIG report. It would appear that some buyers are feeling optimistic that condos will be successful in their efforts to rezone.

That said, these condos still need to go through the rezoning process. This process started in July for some condos via County Council Resolution. Check out a more detailed update on the rezoning process here.

While buyer activity increased, inventory in the condo market remains high, and buyer activity remains 20-25% below pre-COVID levels. As a result, prices remain soft.

Maui Luxury Properties

June was a decent month of activity in the Maui Luxury Property market. New pending home sales were down compared to last June, while condo pending sales were up. Overall, year-to-date buyer activity remains down.

There were four homes that went pending priced at $3,000,000 or above in June. It was a diverse group geographically, with one each in Kihei, Kapalua, Spreckelsville, and Olinda. Last June, six homes priced over $3,000,000 went under contract.

June continued a trend of quieter luxury home sales for the first half of 2026. Twenty-three homes priced over $3,000,000 went under contract during this period. That compares to 40 for $3,000,000 or above in the first half of 2025. The drop in activity was most pronounced in Ka’anapali (12 pending sales in 2025, 4 in 2026), Kihei (4 in 2025, 1 in 2026), Napili (3 in 2025, 0 in 2026) and Kapalua (5 in 2025, 3 in 2026). Looking at activity by price point, the sharpest dropoff is between $3,000,000 and $4,999,999 (20 in 2025, 10 in 2026), and between $5,000,000-$9,999,999 (16 in 2025, 10 in 2026).

There were seven condos priced $2,000,000 or above that went under contract in June. That exceeds the four that went under contract last June. The bulk of the activity was concentrated in Wailea with five sales spread over five complexes. There were also higher-priced, new pending sales in Kahana and Kihei.

While June narrowed the gap, luxury condo buyer activity was slower during the first half of 2026 compared to 2025. There were 34 new pending sales over $2,000,000 during the first six months of this year, compared to 44 last year. The slower activity was the most pronounced in Kapalua (5 new pending sales in 2025, 2 in 2026) and Wailea/Makena (27 new pending sales in 2025, 20 in 2026). Although, more accurately, it was slower in Wailea. There were more pending sales in Makena this year compared to last year.

Thoughts for Buyers and Sellers

With no I was tempted to copy and paste the same section from last month’s update. For Maui home buyers, demand is relatively low compared to current inventory levels, pushing conditions in your favor. That said, seller motivation is all over the place. Not every seller that you submit an offer to is going to be motivated.

Sellers, if you read the paragraph above, you would know current market conditions favor buyers. If you want or need to sell, you need to price at or below recent comparable sales to attract market interest. It makes sense to address deferred maintenance or account for it in your pricing under current conditions. Buyers are pickier, and prices remain high enough that many buyers don’t have a lot of funds left after their down payments to cover repairs and upgrades.

Maui Condo buyers: conditions remain favorable, with inventory still very high relative to demand. I do want to give a few words of caution to buyers interested in purchasing condos for short-term rentals. While there has been some progress towards rezoning for Bill 9-impacted condos, rezoning is not guaranteed at this point. Maui politics may still provide its share of twists and turns that could derail the process. Buying a Bill 9 condo with the intent to rent it short-term still comes with risk.

Sellers, while the increased activity is a positive, conditions still favor buyers. Keep a close eye on recent sales in your development when pricing your condo. There are a lot of overpriced condos getting little attention from the market. If you own a Bill 9 condo, keep in close touch with your association to monitor any rezoning efforts. While you want to keep potential buyers informed about your association’s efforts, it’s best to avoid prognostication about rezoning and instead provide factual updates.

The number of new home listings in June was 27% higher than last June, but still 17.6% below the June average from 2017 to 2019. The number of new condo listings in June was 20.4% higher than in June 2025, and just 3.2% below the June average from 2017-2019.

The number of new pending home sales in June increased 42.55% compared to last June, but remained 23.9% below the June average between 2017 and 2019. The number of new pending condo sales was 60.4% above last June, but was still 35.8% below the June average from 2017-2019.

Notable Numbers From The End of June Maui Home Inventory

The number of active home listings increased 5.1% (21 homes) from the last day of May until the 31st of June. The number of pending home sales dropped 8.9% (9 homes) between the end of May and the end of June.

Looking at active listings by price point, we continue to see month-to-month fluctuations in inventory, with a few exceptions. The $1,500,000-$1,999,999 price range had its fourth consecutive month of increased listings. The $5,000,000-$9,999,999 price range saw increased inventory for the second straight month.

Looking at pending sales by price point, the one thing that stood out was that most price ranges declined. The two exceptions were the $750,000-$999,999 and the $1,000,000-$1,499,999 price ranges. Those, of course, are the two busiest price ranges in the market. The $1,500,000-$1,999,999 and $2,000,000-$2,999,999 price ranges both saw a pretty big drop in pending sales.

Haiku stands out when looking at the active listings by community. After four months of increasing inventory, there was a modest drop in active listings between the end of May and the last day of June. Kula inventory increased for the third consecutive month.

Pending sales continue to fluctuate month-to-month in most communities. Kula, Makawao, Paia, and Wailea all saw a couple of consecutive months of modest declines in pending sales. The Napili, Kahana, and Honokowai area is the one location to string together two consecutive months of increased pending sales.

Notable Numbers From the End of June Maui Condo Inventory

The number of active condo listings increased by less than one percent (3 listings). Between the end of May and the last day of June. The number of pending condo sales fell 5.1% (6 listings) between May 30th and the end of June.

A few price points show notable trends. The $ 250,000-and-under price range saw increased inventory for the fifth straight month. The number of active listings in the $5,000,000-$9,999,999 price range decreased for the fifth straight month. While less drastic, the $500,000-$749,999 and $750,000-$999,999 price ranges both saw decreased active listings for the second straight month.

Pending sales in the $750,000-$999,999 price range increased for the second straight month. It also hit a new high for the year. Pending sales under $250,000 also hit an annual end-of-month high, albeit at a modest total of 5.

Looking at active listings by community, Kapalua inventory increased for the fourth consecutive month. Wailuku inventory increased for a third consecutive month. Ma’alaea, Kihei, and Wailea both saw decreases in active listings for two consecutive months.

Kihei pending sales increased for a third consecutive month. Wailea and Wailuku strung together their second consecutive month of new pending sales, while Ka’anapali pending sales declined for the second month in a row.
